The Idea!

It all begins with an idea. Whether you are considering some alterations to your home or a one off dream build you need a strong brief. At etch we can assist you in developing a brief that captures exactly what your project needs to make it a success.

In the first stages of a project we will formalise the project brief, discuss ideas and develop sketch proposals in both 2D and 3D drawings to help you visuals what your project could be!

Making it Work

At the point we have agreed the sketch proposals we move onto the next stages of the project. This commonly involves the production of both Planning and Building Warrant drawings, however this may vary in some projects.

The Planning information relates to how the building looks, what it does and where it is. This is then submitted to the Local Planning Authority who review it against their local Planning policy and provide a formal Planning decision.

The Building Warrant is a technically focused package of information, effectively how the building works and how it is put together. This information is submitted to the Local Building Standards department who review the proposals against the National Building Standards.

In some cases you may have additional applications to make such as listed building consent, etch or your Local Planning Authority will be able to advise you of any additional applications required.

Getting it Built

When your project has the relevant statutory approvals in place its time to get things moving to site. In order to do this we can assist in the tendering of the works to local contractors and help negotiate the costs and terms of a contract.

We act as a Contract Administrator on your behalf, ensuring that the works are completed in line with your plans.

We will help you navigate what is undoubtedly going to be a new and at times daunting experience for most people.
